It seems like such a simple thing, yet I’m surprised most agents don’t do it. It’s worth it to me to invest that extra money to ensure your home makes a great first impression and sells fast.
Here’s basically how it works…
I have a generous budget allotted for every home I sell. The budget varies based on the price of the home. And that money is available to help cover the costs of anything needed to help you and make sure your home shows the best. For example, you might need landscaping in the front yard to give it a beautiful curb appeal. I can help with the costs. You might need some rooms painted. to refresh it with nice colors and bring it back, No problem, I can help with those costs, too. You might have watermarks in the ceiling from a leaky shower that needs to be repaired. No problem, I’ll help cover those costs as well. Or you might just need to change out some outdated light fixtures and make your home look more modern. Again, no problem.
Also, many times sellers don’t know what they need. No problem with that either! I typically help sellers walk through their homes, look at it with the eyes of the buyers and their agents, and identify things that need to be fixed, painted, repaired, or updated. and more importantly, I even have a list of trusted contractors who work with many of my clients. I not only provide recommendations but can even help coordinate the work and take that burden off of you if you so desire, perhaps, you’re not local anymore or would rather not tackle these tasks and inconveniences.

The Top 4 “Secrets” That Get Buyers Paying As Much as 18% More For Your Home!

Secret #1:  Fix Problem Issues Before Your Buyer Gets An Inspection (Value:  2-4% of Sales Price)

One of the most frequent things that knock the sales price down is a bad inspection. Any smart homebuyer will have your home inspected, and if the inspection has problems, they always use those problems to negotiate down the price … and you’ll lose an average of as much as 2-4% of your price when they do. How do you conquer this? Simple! Get your home inspection before they do. Find out what an inspector says are problems … then fix them first before your home goes on the market. The few dollars you’ll spend on repairs far outweigh what you’ll keep by not negotiating down your price.

Secret #2:  Upgrade Your Home And Make It Desirable (Value:  2-5% of Sales Price)

The second secret is upgrading your home. With the right expertise, you can upgrade strategic areas in your home and make a huge impact on your sales price. This is where I, as an experienced Realtor, can make a big difference. You can spend money on upgrading some things and get no increase. But you can invest money in other things and net much more in the sales price. Overall, when done right, a strategic “home upgrade” can impact sales price as much as 2-5%. For a $500,000 home … that’s as much as $25,000!

Secret #3:  Set Your Buyer’s Mind At Ease With A Home Warranty (Value:  2% of Sales Price)

The third secret is a home warranty. You’ve probably seen these already, but did you know they can impact the price of your home by as much as 2%? A warranty gives your buyer peace of mind in the buying process, making it easier for them to buy your home over one without a warranty.

Secret #4:  Use Expert Staging To Make Buyers Love Your Home (Value:  6-10% of Sales Price)

And the fourth secret is expert staging. Unless you’ve sold a lot of homes, this one can be tricky. “Staging” is how you set up your home to show. It’s everything from little repairs to color selections to placing the right furniture where it belongs and putting the wrong furniture in storage. It’s all about making your home more desirable, and a professionally staged home can usually net as much as 6-10% more in its sales price. That’s as much as a $50,000 increase in the final sales price on a $500,000 home. That’s impressive!

Add those together, and you can get as much as 18% more on the sale of your home … plus your home will sell a lot quicker!

If you are thinking about selling your home, following this proven, 4-step process will assure you a higher sales price.  I know … because it’s what I do.  Let me explain how…

Hi, this is Roberto Sanchez, and if you’re thinking about selling your home, I’d like to walk you through the four, most important steps you can do to get the most money for your home.

I know these work because they consistently help my sellers get some of the highest sales prices for their homes.

But before get into that, I want to remind you that whether the market is up or the market is down, what causes your home to get the most money and sell faster — compared to other homes on the market — has nothing to do with the market.  It has everything to do with the basics of what causes buyers to buy despite the challenges of the real estate market.

And if you do those basics well, you’ll always get the highest price for your home.  These basics are what I call the 4 P’s…

First, you have to prepare it well.  Second, you have to price it right.  Third, your presentation online must create a “wow” response that makes buyers want to see your home.  And fourth, you have to promote it aggressively to find the right buyers who will pay more.

When you do those four steps well, you’ll always get the most money.

My numbers prove it.  By doing these 4 steps well, my homes average $10,470 higher sales price for a typical  $550,000 home than the average agent gets, and my homes also sell an average 9-10 days faster as well. So, if you want the most money for your home, just do these four basics well, and you’ll get it.  And with that said, let me walk you through them…

The first step is Preparing your home. The thing you have to remember about selling your home is buyers notice everything, and the way buyers buy is by comparison shopping, let me explain buyers look at similar homes and compare their features and benefits, correct? So, the home with more features and useful, tangible benefits WINS.

You see, as you’ve been living in your home for years, there are all kinds of things you’ve stopped noticing — a scuffed wall here, a loose brick there, a stain on the carpet here.  For you, you no longer see it.  But those are the first things buyers will see, and they will get buyers and even the agents that represent them turned off.

So, the first step in preparation is to fix everything.  Go around the house with a screwdriver and tighten every hinge and knob (or our contractors)  Repaint the walls that look old and scuffed up — you’d be surprised how an inexpensive, new coat of paint can breathe new life into a home and make it fresh, in fact, according to surveys, paint has one of the highest return on investment.

Another step in preparation is to update things that need to be updated.  As you’ll learn from my Preparation video, you don’t have to spend a fortune doing it.  There are a lot of ways to make a home look updated without spending much money.  And when you do, you’ll get back a lot more in sales price than you spent updating it, so it is worth it!!

Then, once you have everything prepared, your next step is to price the home.

Believe it or not, how you prepare your home determines the price you can ask.  The better prepared, the more you can ask.  That’s why you should always price your home after you’ve prepared it.

Now, there are very few absolutes, but when it comes to pricing, there is one thing so important it’s almost an absolute — and that is NEVER price your home using a “price per square foot” approach.

Unfortunately, many agents use this approach.

But your home is not a commodity, and it’s not exactly like other homes.  If you use the “price per square foot” approach, you are practically guaranteed to lose money.  If you’re not sure what “price per square foot” means, I cover it in detail in my video on Pricing, so be sure to watch that to learn more.

But suffice it to say, if you are interviewing an agent and they even mention using “price per square foot” to price your home, I’d think twice before hiring that agent.

When you price your home, it should always be based on the features and characteristics or benefits of your home — the location, the quality of its building materials and workmanship, what similar style homes are selling for nearby, and more.  Then, if you have special, “value pricing” features as I talk about in my Pricing video, you can ask even more for it.

Once you establish the price, the third step is what I call Presentation.

This is how buyers see your home online.  Because 95% of all buyers start their search online, the types of photos, videos, and descriptions you use for your home are crucial.  If buyers don’t like what they see, they won’t visit in person.  Because of that, this is one of the most important steps you must do well!

The best way to understand presentation is to think about looking at dresses in a store.  If you see the same dress folded up in a drawer or being worn by a mannequin, you’ll most likely be drawn to the one on the mannequin.  And the reason is simple — because you can visualize how beautiful it is.

Presenting your home is the same…The Presentation step is the quality of the photographs, both interior and exterior, including aerial drone and neighborhood points of interest, videos, layouts, and 3-D plans of your home so buyers can visualize its beauty and get excited about visiting in person.

The Presentation starts with staging.  This is how you arrange furniture and accents to make it look beautiful for your buyers.

Then, it goes to professional photography and videos.  Never let your agent take their photos… especially with a cell phone — it’s surprising how many agents do it that way, doing this is a disservice to you.

You have one chance to make a great first impression, so insist on nothing less than professional HDR photography and video.

Professional photography always gets a higher sales price than amateur snapshots.  The reason is simple — because they can better visualize the beauty and spaciousness of your home, it attracts more of the higher-paying buyers. So… insist on it.

The final step is Promotion.  This is how you get the word out about your home.

In most cases, agents list homes in the MLS, and those get syndicated out to all the major websites most buyers search on (Realtor.com, Zillow, Homes.com, Google, and others), and yet, many agents sell it to the sellers by saying their home will be in hundreds of sites, but this is almost automatic and that’s important.  But promotion goes much further than simply listing your home in the MLS and putting up a sign in the yard.

The key to effective promotion is specifically targeting the buyers who will pay the most money for your home.  I call it “target marketing.”

Target marketing is when you take the “value pricing” features that buyers want most, write custom marketing specifically to attract those higher-paying buyers, and then promote that information directly to those types of buyers.

Target marketing always gets higher sales prices.  So, it’s important to hire an agent who understands it — because most of them don’t.

Another part of promotion is to aggressively promote your home everywhere you can.  That includes not only the syndicated websites, but lots of smaller, unique websites — that most agents ignore — but can often generate additional buyers.

And, it includes aggressively marketing through digital media channels, such as social media, pay-per-click, retargeting ads, and more.  Believe it or not, when done right, these approaches can find as many as half of all the top-paying buyers you get for a home.

These are critical steps to get the highest sales price for your home.  And these are the things you should be looking for when interviewing an agent to sell it. And because the agent you choose really can make a BIG difference in how much money you get, be sure to choose your agent well!

I always recommend one, key question to ask when you interview an agent.  And that question is, “what is your strategy to ensure I get the highest sales price for my home.

If they can’t give you a well-defined strategy, they may not have one.  If they don’t, likely, they’ll simply wing it to sell your home.  And I’d be really cautious hiring that agent.
